Get Ready Checklist for Residential Properties

 

1. SLENDERIZE FURNISHING

Create space – remove all unnecessary pieces of furniture.

Remove all used-looking furnishings (worn upholstered couches, stained carpets, scratched tables etc.)

 

2. PERFORM BASIC CLEANING

Let professionals clean the whole space, or thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows, dust every vent and fan)

Clear all floors, furniture’s surfaces, wall tiles, mirrors and windows from dirt, streaks and dust

Remove spider webs, especially in corners and around ceiling lamps

Remove all lime and drop marks from faucets, sinks and bath tubs

 

3. CREATE CLARITY

Care for uniformity. A table should only be surrounded by chairs of the same model.

In a glass cabinet only display dishes of the same series

Align all chairs at dining tables, kitchen counters or working places

Sort books according to their size. Remove extreme formats and very colorful publications

Straighten all lampshades

 

4. DE-PERSONALIZE ALL INTERIOR

Hide all family-related photographs and other mementos

Remove any signs of religious or political preferences of the owners

Clear the whole property from hints to preferences in sports, hobbies and brands

Don’t show records and certificates of the owner

Remove all kinds of souvenirs and trophies from walls and shelves

Put kids toys in storage containers

Remove pet carriers crates pet dishes and visible litter boxes

 

5. MINIMIZE DECORATION

Hide all small images, any bric-à-brac items and hobbyist collections

Remove all pillows and blankets from the living room

Place only one piece of deco on one table

Remove all newspapers and magazines

Remove trash cans and waste baskets

Clear all tables, trays and cabinets in the kitchen

Keep only one or two items per panel of glass cabinets

Remove all magnets, photographs and children’s drawings from fridges and pin boards

Hide all cables and electricity distributors

Hide stacks of papers bills magazines

 

6. STRAIGHTEN FABRICS

Straighten blankets, bed sheets and bed covers

Plump up the cushions and smooth them out

Care for evenly hanging curtains

Remove all waves from carpets

Take down all towels from their hooks, fold them and stack them near the sink

Remove small floor rugs to reveal actual flooring

Place all shoes/jackets in closets

 

7. CONTROL STOCKS

Display only new packets of expendable items (toilet tissue, paper towels etc.)

Remove all opened bottles from a bar

 

8. CHECK LIGHTING

Switch on all lamps and replace broken light bulbs

Maintain the same wattage/performance for all bulbs within one lamp

Use bulbs of the same temperature in a room (e.g.: ALL incandescent or ALL compact fluorescent)

Check the proper function of all outdoor lighting (garden lamps, door lights, patio lights, pool lamps)

Blinds and shutters adjusted open to let light in

You can lift your blinds all the way up as well

Turn OFF all ceiling fan blades as they will show blurred in the picture

Turn all TVs OFF

Turn all computer screens OFF

 

9. GET THE OUTDOOR AREA READY

Remove all vehicles from driveways

Hide the garbage cans

Put garden tools, garden hoses, sprinklers and used barbecues into the garage

Mow the lawn

Rake garden beds and drive ways

Sweep pavement areas

Open patio umbrellas

Close garage doors

Remove empty planters

Use broom to remove cobwebs from eaves and door frames

Remove toys, sports balls, basketball goals, soccer goals, etc.

Clean porch, tidy up outdoor tables/chairs/cushions

Pillows/cushions should be fresh, not faded

Clean pool, remove pool vacuum/cleaner hose, and hide pool cleaning supplies

Turn on pool fountains/water features

Shut all doors and windows for the first outdoor images.

But open all door and window shutters/shades.

 

10. BATHROOMS

Remove ALL items from bathroom countertops – exceptions can be decorative items

Towels hung straight and remove towels & bathrobes on hooks

Put the Toilet Seats DOWN

Remove Bath Rugs and toilet seat covers

Clear countertops completely. NO soap, toothbrushes, medications, deodorant, etc.

Close closet doors

Remove shampoo, soap, loofahs, et from sowers and tubs

Remove dirty towels – leave out only new, unused towels

 

11. KITCHENS

Remove ALL items from kitchen countertops islands – exceptions are decorative items

Remove EVERYTHING from the outside of the Refrigerator – magnets, papers, photos, etc.

Dishtowels and Sponges put away (clean fresh towels folded neatly by sink are OK)

Hide trashcan and remove rugs

Clear countertops completely. NO knife blocks, baking supplies, mail, etc.

Leave out a max of one small appliance (ex. Coffee maker)

Remove dishes from sink

 

12. BEDROOMS

Press bed linens and bed skirts

Make Beds and straighten pillows

Hide trashcans and diaper genies

Clear nightstands of all personal items

Store away phone/tablet charging cables

Remove all clutter from top of dressers

Remove family photos from walls

Clean under bed, removing items that may show in the photos

Remove personalized names from walls

Remove wall stickers/posters

 

13. LIVING AND DINING AREAS

Remove all personal items remotes from table tops and open shelving – exceptions are decorative items

Clear table, dust and polish the table top

Use decorative place setting if available

Feature one center piece such as a bouquet of flowers

Straighten all chairs and space them evenly

Remove child seats/booster chairs

Remove stacks of magazines, papers, mail, etc.

De-clutter fireplace mantel/hearth (no more than 5 items, including art)

Clean interior of fireplace and re-paint if needed

Fluff and arrange furniture pillows

 

TWILIGHT

Twilight shoots are special and there is a limited window of time for the photographer to complete the shoot. From the moment the sun sets there is about a 20-30 minute window to complete the twilight exterior photography so everything must be ready to go

Check that all windows that can be seen from the outside have the lights on and the curtains blinds are open this includes garages

Turn on all exteriors lights - except for flood lights

Turn on all landscape lighting

Turn on all pool lights and water features

All cars are to be removed from the driveway

Do a trial run the night before your photo shoot

Follow the above list and walk the exterior of your house to make sure it looks perfect
